The Domain & Domain Crossing

The Domain and The Domain Crossing are part of a grand redevelopment initiative that will reshape a 238-acre portion of north central Austin and will contain the largest retail concentration in Central Texas (The Domain [Phases I & II plus The Domain Crossing]; 2+ million SF). Austin-based Endeavor Real Estate Group is steering The Domain project with the help of Simon Property Group, Lincoln Property Group and Centro Partners. The Domain Crossing is being developed solely by Simon Property Group.


The initial 87-acres (1,475,000 SF GLA) of mixed-use projects opened on March 9, 2007 (The Domain-Phase I) with the Phase I addition and The Domain Crossing slated for late 2008 and spring 2009, respectively.


The 57-acre, $246 million first phase of The Domain features 740,000 SF of luxury, couture, and contemporary fashion retail space; 14 restaurants and 90,000 SF of class-A office space. It caters to Austin's affluent population with luxury retailers like the city's very first Neiman Marcus. Additionally, the upscale, main street center features a Macy's, 393 high-end apartments, entertainment venues. There are currently plans for four hotels: Austin's first Westin hotel, The Westin Austin at The Domain (340 rooms; delivered September 1, 2010); a six-story aloft hotel, aloft Austin at The Domain (120 rooms; delivered October 1, 2009); and a Hotel Valencia Domain (280 rooms; delivered in fall 2011).

Phase I of The Domain will also feature 14 restaurants. These include Austin's second McCormick & Schmick's & Fleming's Prime Steakhouse & Wine Bar (Summer 2008) locations; Joe DiMaggio's Italian Chophouse; California Pizza Kitchen; Daily Grill; Jasper's; Kona Grill; NoRTH; and Crú Wine Bar.


The second part of Phase I, which is expected to come online in Fall 2008, is going to add 44,000 SF of retail, three additional restaurants, and 26 more residential units. Tenants will include:

  • Forever 21
  • The Gap
  • Jared’s
  • Zara


Furthermore, Splitsville, a high-end, interactive bowling experience will open in Phase I of the Domain in Summer 2008.


The adjacent 30-acre Domain Crossing will also be designed as an upscale main street center. Scheduled to open November 2009, this 600,000 SF development will include a 200,000 SF, three-story Dillard's department store; a 80,000 SF, two-story Dick's Sporting Goods; an 8-screen, Melbourne, AUS-based, Village Roadshow Gold Class Cinema; plus three, first-class, restaurants along with smaller scale casual dining options. Simon Properties also plans to include 75,000 SF of class-A office space and 411 luxury apartments in their Domain Crossing development. Condominium units may also be added.

Restaurants which have already signed-on are Maggiano's Little Italy, which will include a banquet facility, and a B.J.'s Restaurant and Brewhouse.


Endeavor Real Estate Group's 176-acre Phase II of the Domain project will encompass an additional 8.5 million SF of shops, residences, hotels, and offices. Building heights will be between two and 30 stories (max: 320 ft.).


Phase II is expected to break ground in June 2008 and has a total build-out time of approximately 10-12 years (retail and hotels are expected to open by fall 2010 thriugh early 2011).


Nordstrom has already signed a letter of intent to be one of three anchors in Phase II. The new store will be Austin's second Nordstrom location and measure 149,000 SF (5,000 SF larger than their Barton Creek store). The only other anchor to officially sign-on is Whole Food’s Market, who intends to construct a 70,000+ SF store on the northeast side of the project. As the final anchor, Saks Fifth Avenue will be relocating from their 50,000 SF store in the Arboretum to an 80,000 SF space in the Domain. It is set to open in the fall 2011 - in line with the rest of the retail portion of the Domain II.

Phase II of The Domain will also feature 14 restaurants. These include Mi Cocina Tex-Mex; Il Fornaio restaurant and bakery; Austin’s own Moonshine and Jo’s Coffee; FREEB!RDS World Burrito; Zinburger, a wine and burger bar; Sauce pizza and wine; a 10,000 SF YardHouse tap room, bar and restaurant; Maestro’s Steakhouse; and a Corner Bakery. There are several other vacant restaurant/cafe sites which have yet to find tenants (as of February 2008).


Within the coming 25 to 30 years, the City of Austin is envisioning the 2,243-acre Gateway/North Burnet planning area to become one of high-density, mixed-use developments which will include some 82,000 residents; 41,000 apartment, condo and townhome units (0 single-family homes); and businesses employing some 51,500 Austinites.
